To provide Royal Connaught Park owners with full ‘open book’ transparency on costs and 

expenditure; to allow residents, wherever possible, to safely make use of all facilities, 

enabling them to fully enjoy the unique environment of RCP. 


Dear New Resident


Welcome to Royal Connaught Park (RCP).  We wish you many years of good health and happiness on this beautiful estate. 


There are lots of things happening at RCP: coffee mornings, afternoon teas, fish and chips supper quizzes, Rummikub Club, Kalooki Club, tennis groups, Whisky Lounge, Zumba, Pilates and Yoga classes, to name but a few and we all enjoy the 75-acre grounds we live in. 

 

We have a very active Residents’ Association (RA).  This was formed so residents can share their views on the running of RCP.  We have an elected committee who take on the views of all RA members regarding any issues they feel need attention.  An Annual General Meeting is held each year at which time all RA members have the opportunity to be nominated for committee positions.  As a member of the RA, you will regularly receive a digital copy of the 

RCP Newsletter, as well as all RCP update notifications. 

There are two Residents’ Associations, Phase 1 and Phase 2, dependant on where you live.   If you reside in Cadogan, Connaught, Derby, Devonshire, Gate, JFK, Kent, King Edward, Marlborough, Washington, Wellington, Wessex, Windsor or York, your home comes under the Phase 1 RA - freeholder Dalin.  If you reside in Admiral, Argyll, Blenheim, Eton, Hampton, Harvard, Lancaster, Oxford, Pavilion, Queen Victoria, or Yale, your home comes under the Phase 2 RA – freeholder Blessville.   

WHAT IS A RESIDENTS’ ASSOCIATION AND WHY SHOULD I JOIN? 

The RA is a group of leaseholders who have been granted leases from the same freeholder/landlord on similar terms.  As a member of the RA, you can get involved and have a say on how the development is managed/maintained, and have influence over the cost-of-service charges and how they are allocated.

As a formally recognised RA, we have considerable consultation rights and the power to request and challenge certain information pertaining to the way in which the development is run.  RCP’s RA has a prescribed constitution that is fair and democratic. This ensures that the RA represents the majority of leaseholders’/homeowners’ interests.  The Phase 1 and Phase 2 RAs work jointly to achieve clarity and transparency from the management company, Comer Property Management Limited (CPML), on service charges. The RA membership fee is £30.00 per annum.  The fees go towards providing facilities/goods not covered under the service charges, e.g. all social events, equipment, tables/chairs etc., for use in the hall. 

BENEFITS OF JOINING THE RCP RESIDENTS’ ASSOCIATION 

  • The sense of belonging to your community. 
  • Ensure the freeholder/landlord and/or his agent maintain an appropriate standard of decoration and maintenance to the interior and exterior of the buildings, at reasonable costs. 
  • Taking necessary action to ensure the service charges are non-profit making and that the development is kept in good condition.  
  • Establish a relationship with freeholder/landlord and/or his agent to facilitate good management, represent the needs and views of leaseholders/residents on management issues and revert to the residents with any concerns. 
  • Organise opposition to undesirable planning applications.
